9th & M is a condominium infill project, housing 33 units in the heart of the Washington, DC Metro area. Still in the concept design phase, this project is slated to incorporate an existing historic building on 9th Street, renovated to accommodate 3,000 square feet of office.

The site’s thin, T-shaped lot, positioned between the existing historic building to the east and The Whitman condominium units to the west, begs for a contrasting aesthetic while remaining resonant with the surrounding community. This project maximizes utility and spatial efficiency by piggybacking its condominium tower on top of the existing buildings, which retain the roof and skylights, and add opportunity for terraces and a green roof.
