The proposed project is located at 1023 – 1027 31st Street consisting of an existing office building and two townhomes in the Georgetown area. Both townhouses and the existing office building lots will be combined to a single property and renovated as a boutique branded hotel. There will be an 8,708 SF addition at the rear lot behind the townhouses for additional guestrooms as well as a 1,526 SF Penthouse addition on the roof. A cellar will be constructed under the new addition and the office. A new courtyard space consisting of outdoor dining will be added to the north side of the site and connected to a new light well in the office building. The project will be approximately 48,757 SF once completed with a total of 105 guestrooms of mixed type. In addition to the hotel venue, a third party branded restaurant will also share the ground floor lobby and courtyard.
